This project encompasses the management, design, construction, operations and maintenance of a combined heating, chilling and generation plant on Montclair State University property.

Under the 2009 New Jersey Economic Stimulus Act, a new CHCP system was developed for the Montclair State University Campus.  The $90 million public-private partnership is the second type for Montclair, and only the third in New Jersey, and enabled the University to replace its heating and cooling system without the construction being funded by the University or the state of New Jersey.

The new 5.4 MW CHCP system was built to replace existing energy plant. The project comprises a Solar Turbine Taurus 60 with dry low NOx combustion system 5.4 MW, Rentech HRSG Waste heat recovery unit (29 MMBtu/hr), 100,000 pph steam, York electric centrifugal chillers and York steam turbine drive chiller (4,300 tons).

The project’s development results in more cost-effective, efficient, and reliable delivery of heating, cooling, and electrical services to over 25 campus buildings.

UMM Energy Partners owns, operates, and maintains a combined heating and cooling power plant (CHCP) on the campus of Montclair State University and hired JINGOLI Construction to design/build its underground distribution thermal and electrical system to over 25 buildings throughout their campus. The thermal system consists of steam and condensate, ranging in sizes from 16” down to 2”, chilled water supply and return lines, ranging in sizes from 36” down to 6”, fiber optic conduits, and electrical distribution duct banks. Storm and sanitary work, both relocations and new installations, were also part of this project.

Challenges were plenty for JINGOLI’s engineers, managers, and talented field crews. The campus is built on a rock quarry, the school was actively in session 12 months out of the year, and the campus’s existing underground utilities were known, but information as to depths and exact routing were not available to the team before starting design. UMM expands the thermal distribution system, and JINGOLI worked to provide the student recreation center with steam, condensate, chilled water, and fiber. There were approximately 17,000 linear feet of steam, condensate, chilled water supply and return lines, and fiber optic conduits installed throughout the campus, along with 20 steam/condensate manholes. In addition 1800 trench feet of high voltage electrical and telecommunication ductbanks with (8) 9’x9’x9’ manholes were also installed. JINGOLI also provided improved roadways, parking areas, walkways, landscaped areas, retaining walls, and sidewalks.
